At Sahibat Al Fakhamah, known to Yamin's design team internally as Sevilla Bay, it happens to be literal: the development sits in Al Khobar's Ishbiliya district, on the water, within sight of the King Fahd Causeway.
An Intentionally Small Number: 20
Yamin Real Estate capped this development at 20 villas — a number chosen for exclusivity rather than maximizing a land parcel. The project's own internal name, Sahibat Al Fakhamah — "the mistress of luxury" — is not a stretch when the villa count itself is scarce enough that each one functions closer to a private estate than a development unit.
The Architecture: Built With Ahmed Al-Mousa Engineering Consultants
The design work behind Sevilla Bay was done in collaboration with Ahmed Al-Mousa Engineering Consultants, and it shows in a layout built around how a family actually moves through a waterfront home across a full day:
- Ground floor (≈97.4 sqm): reception and hospitality spaces, built for the majlis culture of receiving guests without exposing the private family areas above.
- First floor (≈114.8 sqm): the private suite, family bedrooms, and everyday living space, set apart from the entertaining floor below.
- Roof annex (≈82.8 sqm): a dedicated entertainment level with panoramic sea views — the floor most families end up using most, once the sun goes down over the Gulf.
Total built area across the three levels runs to roughly 295 sqm, on a land plot of approximately 181 sqm per villa, within a project footprint of just over 5,000 sqm.
Why Ishbiliya, Specifically
Ishbiliya is one of the few Al Khobar districts where a villa buyer can genuinely secure direct waterfront frontage rather than a "sea-facing" unit several streets back from the actual coastline. Proximity to the King Fahd Causeway — the link between Saudi Arabia and Bahrain — also means the location functions for residents who travel regularly between the two markets, in addition to its lifestyle appeal.
